Our range of management services include:


1.  Financial

  • Preparation of annual operating budget for approval by the Corporation.
  • Provide monthly financial statements detailing current budgetary position, monthly disbursements, bank balances and reconciliations, common expense arrears, and investment summary.
  • Review of reserve fund to ensure adequate funds are available for future capital expenditures.
  • Long term planning for reserve fund including investment of reserve fund monies at best possible rate.
  • Collection and accounting of common expense monies, special assessments.
  • Pay all Corporations' valid accounts.
  • Monitor budget to ensure compliance with expenditures guidelines.
2.  Administrative
     Complete secretarial services including:
  • Recording secretary for general & monthly meetings.
  • Preparation of Corporations' correspondence, meeting notices and minutes, newsletters.
  • Maintain updated register of owners.
  • Preparation of Status Certificates at a nominal charge.
  • Ensure the proper Insurance for common areas is in effect at all times.
  • Enforce terms and rules of declaration & bylaws and make recommendations for modifications.
  • Respond to concerns of all Corporation members.
  • Attend general and monthly meetings.
  • Provide 24 hour emergency service.
3.  Operational
  • Ensure all necessary repairs to common areas are achieved.
  • Hire & supervise on-site staff, where required.
  • Tender, recommend suitable contractor to Board, award contracts based on Board's decisions.
  • Supervise all contractors.
  • Establish preventative maintenance procedures for common areas.
  • Purchase and repair all Corporations' equipment at Corporation expense. (Note: Above operational expenses incurred shall be attributable to the Corporation.)
  • Schedule regular weekly site inspections to ensure long term appeal in the resale market, reflect high level of owner pride and minimize major repair expenses. Report to the Board the results of all such site inspections. Suggest any needed improvements to the Board.
